I found myself struggling with the FMLS description for my new listing at 2391 Paul Avenue.  The real estate database only allows me a couple of hundred words to describe the homes that I’ve been hired to market.  When a home’s unique selling proposition is clear, it comes pretty quickly to me.  Not as easy, when there are many things in a home to tout.

With 2391 Paul Avenue, I figured I would only focus on the house.  Newish construction (2003) with all the bells and whistles homebuyer’s are looking for today:  stainless/granite kitchen, audio pre-wire in master bedroom, living room and back deck, tons of windows, open floorplan, beautiful hardwoods, 3 bedrooms/2.5 bathrooms… there’s plenty of good stuff within the house to highlight, I thought.

Of course, that got me thinking about what’s outside the house…

Detached garage.  Beautiful corner lot.  Rocking chair front porch, perfect grilling back porch.  Fenced yard.

 

Thinking about the lot, I started to consider the neighborhood…

Future park slated for the lots directly across the street.  Brand new Publix-anchored shopping center a few blocks away.  Buckhead Schools.  Location is everything, which got me to thinking…

Five minutes to I-75.  Five minutes to I-285.  Ten minutes- tops- to Buckhead, Midtown, Sandy Springs, Marietta, Smyrna.

The topper, the price:  $199,000.

Seriously.
