    House For Sale, Beer For Free

    Anyone who buys this home for a lifetime supply of giant Coors Lite cans probably negotiated a lousy deal.

    There are a number of reasons why Canada never experienced a housing bust like we’ve witnessed in the U.S., but evidently an appreciation for free beer is not one of them.

    According to the Calgary Herald:

    …the sellers of two listed Calgary homes are offering a sudsy incentive to prospective buyers: $1,000 in beer.

    Robyn Moser, the MaxWell South Star Realty realtor behind the Hidden Valley and Coventry Hills listings, said the homeowners have agreed to leave the beer behind as part of the deal.

    “It’s a homeowner incentive, not a realtor incentive because we can’t put those out there,” said Moser, adding the brand of beer left behind will be negotiated as part of the purchase agreement.
    While I’ve never seen beer used as a promotion in the Atlanta market, a few years back a local developer was offering  free Mini Coopers with the purchase of a condominium.  It was a novel concept, interesting enough to generate considerable buzz.  Unfortunately, the buzz didn’t translate into sales: both buildings- Aqua and Duo- achieved eventual success through the auction process.
    The Real Estate Moral To The Story: Promotion is important.  Price, even more important.

    Fair and Walker Lofts: A Better Deal Than Dorm Life

    I just came across a ridiculously good deal: two 1 bedroom/1 bathroom units at Fair and Walker Lofts in Castleberry Hill priced at $62,000 and $49,500.  Built in 2006, these units were originally slated to sell for $150,000.

    A little context, especially for parents who are helping foot the bill on their college-age student’s dorm bill.  For a 1-bedroom “super single” at Georgia State University’s University Lofts, you’re looking at $5,000 a semester.  Assuming your young scholar is able to graduate in eight semesters, that’s a total of $40,000.  Hard to believe that for an additional $10,000 or so, your child’s “dorm” could also double as a future investment property.

    Five Questions With Dubelyoo

    Atlanta-based Dubelyoo is an internationally acclaimed mixed-media artist and curator. He’s had work featured at Art Basel Miami and his unique portraits or some rap’s biggest icons have launched him to both critical and commercial success.  A few minutes away from the studio and off the road, Dubelyoo answers five pressing questions…

    Q. 24 hours to show off Atlanta’s art scene to a group of visiting artists- where are you taking them?

    A. I would take them to them to the Castleberry area. There are allot of cool spots there and the High Museum their shows and programs are getting better. But I would probably call up some art friends and have everybody meet for some pizza.

    Q. What local people and places inspire you?

    A. I’m inspired by people who are pushing the envelope and work on being better at what they do not lesser versions of what someone else does. I’m into Maurice Evans his color combination are awesome, John Tindel he has an urban folk art feel that is the truth.

    Q. It’s your last meal in Atlanta- where are you going, and what are you eating?

    A. I really dig La Fonda. But for a last meal I may hit up Fat Matts.

    Q. Mayor for the day- what’s on the agenda?

    A. Remove graffiti from the highways and start city wide mural projects where artists can bid and get paid to put their work in the streets.

    Q. You’re given the opportunity to produce a huge piece of public art, no legal or financial restrictions. What Atlanta location are you choosing?

    A. I would build a hip hop themed park with free wall for artist to do murals and I would put it in the heart of Buckhead.

    Bonus Question: Your “Art, Beats + Lyrics” exhibition is the country’s largest traveling urban art exhibit.  Why is it awesome?

    A. It’s awesome because it brings art to the people. For some of the audience at AB+L it is their first art show. So we try to give them a hot art event to remember.

    Castleberry Point: The Other Side of the Coin

    A couple of weeks ago, I wrote about good times at Castleberry Point, a Castleberry Hill condominium development.  An art gallery opening, a writers’ workshop, free beer and more.   What the post failed to address was that these “good times” were not necessarily universal.  There’s a back story, one that gets at the heart of today’s real estate market.

    Yesterday’s AJC published an in depth piece about the project- entitled, appropriately enough- How crash hit big downtown Atlanta development.  Quite often, I’m asked how the market is.  I have many thoughts….though as it relates to this development, please read the article linked below.  The lede cuts right to the quick:

    Just before Bruce Gallman and Jerry Miller opened their $33 million-plus Castleberry Point project near downtown Atlanta in the fall of 2008, they thought they had 70 percent of the units sold.

    Then the economy hit the skids.

    Nearly two years later, they consider themselves lucky to have sold 60 percent of the units.
