    A Tale of Two Cities

    Spent some time last week looking at townhouses in Sandy Springs.  Inevitably, I hit up a few developments that were conceived pre-bust.  A few of them haven’t seemed to get their mojo back yet:

    These are two separate developments, probably less than two miles from one another.  Not easy on the eyes, especially for those of us that are rooting so heartily for a real estate recovery.  To protect the innocent, I’m going to keep the name of the developments and developer to myself.  Think you know where these pictures were taken?  Email me your guess- if you’re right, you’ll win an AisForAtlanta prize pack.

    To the southwest a couple of miles in Vinings, a radically different picture:

    Yes, that’s an active construction site!  Not only that, but a staffed sales center, where I was told that the units under construction have already been pre-sold, and that additional construction will begin soon on the remaining available units.

    The difference between the two developments?  Exhibit A is still owned by the original developer.  They’re sitting on dozens of lots that were purchased, developed and financed pre-bust… which means that the townhomes are priced accordingly.

    Exhibit B, on the other hand, was purchased post-bust.  The current builder bought the lots from bank at a steep discount, allowing them to build and price their townhomes accordingly.

    The market, obviously, appreciates the difference.

    Atlanta Real Estate Rebound… In Some Zip Codes

    Real Estate Recovery Through The Eyes of a Clip-Artist

    It occurred to me over the weekend that I’ve had some pretty grim posts recently.  Between “The Ring Of Death” or “When Bad Condos Happen To Good People“, I’ve really put out some Debbie Downers.  Of course, the real estate market has its share of depressing news…but it also has plenty of bright spots.

    Lucky for me, Rachel Tobin and Tammy Joyner, superstar real estate reporters over at the AJC, have come to the rescue.   Their Home Sales Report yesterday included just the news that I was looking for.  From the Sunday AJC:

    Intown home values rose while suburban home prices continued to slide. For example, prices of existing homes increased 7.5 percent to $625,000 in the Mount Paran/Northside area (ZIP: 30327), 13.9 percent to $380,000 in the 30306 ZIP of DeKalb, and 19 percent to $260,000 in the 30339 ZIP of Cobb that includes Vinings.

    A few recovering zip codes may not mark an entire market’s recovery, but it’s a start.  The report is interesting, as is today’s follow up story “Deals that feel like steals require effort“.

    Vinings Main Squeeze

    There’s something about Vinings that makes people very, very happy.  It could be something about the great location, historic charm, pedestrian-friendly development or the lower Cobb County taxes.  Or, maybe it’s just the legendary sushi at Tomo.   Whatever it is, Vinings has a good thing going, and right now there are some ridiculously good condo deals at Vinings Main.

    Vinings Main is a mixed-use development located right in the heart of Vinings, on West Paces Ferry Road.  The one and two bedroom condos are pretty sizable- ranging from 897 to 1,868 square feet- and they’re trimmed out with all the bells and whistles (hardwood floors, gourmet kitchens, 10 foot ceilings).  The best part, perhaps, is the pricing: one bedroom condos are starting in the $130s.  Low enough that it warrants a trip to the “rent vs. buy” calculator.

    So, the next time you’re wondering what it might be like to live in between Buckhead and Smyrna, take a detour to Vinings.  Chow down on a gourmet burger at Burger Club, hit the boutiques at Vinings Jubilee, or check out some of the area’s historical sites.  It’s worth the trip, even if you’re not in the market for a condo.
